At bramleys we offer a wide range of service for the landlord whether they have just the single property they wish to rent out or a full portfolio. As the lettings specialists we know how to manage property for optimum performance whilst ensuring the smooth running tenancies and compliance to the required landlord / tenant laws. This is designed to maximise the return on the investment and you will find our service both professional and cost effective.

We provide two different schemes to the landlord offering an extensive range of services which can be tailor made in order to suit individual needs. We offer a no obligation property inspection which includes a lettings valuation and an opportunity to discuss the services we provide for you.

Tenant Find Service:

This service is designed for the landlord who wants an active involvement in the letting if their property and the service includes:

  • Brochure preparation
  • Advertising on the internet, bramleys own site, Rightmove, Prime location, Find a Property and Globrix, plus a variety of other national websites
  • Local newspaper advertising (subject to agreed costs)
  • Locate suitable tenants (subject to landlords criteria)
  • Full accompanied viewings
  • Obtain and evaluate references
  • Prepare tenancy agreements and arrange signature by tenant
  • Prepare inventory of the property
  • Advise the gas, electric, water companies and local council of the change of tenancy
  • Receive payment of the first months rent
  • Collect tenants deposit which will be treated in accordance with current legislation
  • Arrange Gas and Electric Check as Necessary
  • EPCs

Full Management Service

This service is a more comprehensive service and is designed for the landlord who does not have the time to have a hands on involvement with their property. It is also ideal for those landlords who are not local to their property including overseas landlords.

The service includes:

  • Brochure preparation
  • Advertising on the internet - bramleys own site, Rightmove, Prime location, Find a Property and Globrix, plus a variety of other national websites
  • Local newspaper advertising (subject to agreed costs)
  • Locate suitable tenants (subject to landlords criteria)
  • Full accompanied viewings
  • Obtain and evaluate references
  • Prepare tenancy agreements and arrange signature by tenant
  • Prepare and check the inventory of the property at the beginning and end of the tenancy
  • Advise the gas, electric, water companies and local council of the change of tenancy
  • Receive payment of the first months rent
  • Collect tenants deposit which will be treated in accordance with current legislation
  • Collect the rent on a monthly basis
  • Provide statements and transfer funds as appropriate
  • Arrange periodic inspection of the property during the tenancy
  • Co ordinate repairs required on the property
  • Rent guarantee available on request
  • Arrange Gas and Electric Check as Necessary
  • EPCs
