The final phase of the Government's Energy Performance in Buildings Directive (EPBD) has now been completed and includes all non domestic properties. Under the EPBD all commercial properties, on construction or prior to sale or lease, must have an Energy Performance Certificate completed. The Energy Performance Certificate is intended to inform potential buyers or tenants about the Energy Performance of buildings so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.
An EPC will provide an energy rating for a building which is based on the performance potential of the building and its services. The rating reflects the energy performance standard of the building relative to a benchmark which can be then used to make comparison with other properties. It is accompanied by a report, which provides recommendations of how the performance of the building could be enhanced, together with an indication of the payback period.
The requirement for an EPC is now mandatory from 6th April 2012 and changes to the directive see more rigorous enforcement of the use of EPC's in property marketing. Any Vendor or Agent marketing without an EPC is risking a fine. Bramleys insist on obtaining an EPC prior to undertaking full marketing.
