At Bramleys are able to offer a complete probate service with all aspects undertaken in-house. This makes this often complicated process more streamlined/straightforward and much easier to manage with only one point of contact. Many clients have appreciated this at what is a difficult and upsetting time. This complete in-house service is as follows:-
In the majority of cases a formal written valuation is needed to satisfy the requirements of the Inland Revenue. We can provide the required valuation which is prepared by a Chartered Surveyor with extensive knowledge of property values within the area.
If the Estate is bequeathed in whole or part to a charity or charities, we can provide a valuation which complies with Section 36 of the Charities Act 1993.
We can also provide valuations and marketing advice which complies with the requirements of the Court of Protection if the deceased was a former patient.
Advice is often needed relating to household contents in terms of value and saleability. We can provide valuations on a collective or individual basis or indeed, a full inventory/valuation if required. These are prepared by Andrew Moorhouse, FRICS, our Auctioneer, or by our Sale Room Manager, Kevin Shaw, who have over 70 years combined experience in this field. Should circumstances dictate this can be undertaken jointly. Should the Estate include motor vehicles we have contacts with a number of reputable local motor traders who are able to provide valuation and disposal advice.
All properties and buildings can be cleared by our removal team at competitive rates. Prior to clearance, advice would be given as to any items that are unsaleable, for example, upholstered furniture that does not comply with fire regulations. All unsaleable goods can be disposed of and all saleable goods sold.
In certain cases there can be items in a property which are of special interest or value where we are able to carry out further research and provide appropriate advice.
Close contacts have been made over the years with all the major and local charities and all required items can be delivered to them.
