If you wish to apply to rent a property please observe the following procedures. We charge the following fees (inc VAT) in respect of administration and references:

Single applicant - £150 (£125 + VAT)
Two applicants - £180 (£150 + VAT)
Three applicants - £210 (£175 + VAT)
Four applicants - £240 (£200 + VAT)
Guarantor - 1st Applicant £30 (£25 + VAT) each
Guarantor - Thereafter £30 (£25 + VAT) each
Renewal of extension of existing tenancy - £90 (£75 + VAT)
Written reference - £30 (£25 + VAT)

All applicants over the age of 18 years will be required to complete an application form (on line). Once submitted to the office, the landlord will be informed of your application and the landlord will decide whether or not they wish to accept the application subject to referencing. Applications are not taken on a first come first served basis and as such all applications will be considered, however fees will only be taken from the successful party proceeding.

Upon the landlord provisionally accepting the application (subject to references) the non refundable fee becomes payable. On receipt of the payment the property will be reserved for you subject to acceptable references.

The only time the fee would be refunded is if the landlord withdraws the property due to their own unforeseen circumstances. Should you choose to withdraw after acceptance or undeclared adverse information is uncovered during referencing, then you will forfeit all fees paid to date.

The landlord, to fulfil his obligations under the Right To Rent legislation and to comply with the Immigration Act 2014 (Part 3, Chapter 1) is required to check the immigration status of all persons wishing to rent in the UK. As such you will be required to present your documentation to our offices for verification.

Before moving in to a property payment of the first months rent and deposit must be made by bank transfer, debit or credit card. Funds must be cleared before keys are released.

If in any doubt as to what is included within the let (i.e. furniture, appliances etc.) you should seek further clarification prior to submitting your application.

You may be asked to provide a guarantor in some cases. Please note an initial guarantor application a fee of £30 (£25 + VAT) is payable, and for any subsequent guarantor applications a further fee of £30 (£25 + VAT) per guarantor would be payable.

The tenancy you are applying for is a contractual periodic tenancy. If after the fixed term period or at any time thereafter both parties wish to renew the fixed term contract a fee of £90 (£75 plus VAT) is payable for renewing the tenancy agreement on each occasion, irrespective of the length of the renewal.

If, towards the end of your tenancy, you would like us to provide a written reference (for example to your new letting agent or landlord) a fee of £30 (£25 plus VAT) is payable.

Details of our fees will be provided again within the application form which all applicants must complete and sign as standard.
