If you wish to apply to rent a property please observe the following procedures.
All applicants over the age of 18 years will be required to complete an application form (online). Once submitted to the office, the landlord will be informed of your application and the landlord will decide whether or not they wish to accept the application subject to referencing. Applications are not taken on a first come first served basis and as such all applications will be considered, a holding fee will only be taken from the successful party proceeding.
Upon the landlord provisionally accepting the application (subject to references) the holding fee becomes payable. On receipt of the payment the property will be reserved for you subject to acceptable references. The holding fee is approximately (but no more than) 1 weeks rent.
The holding fee, once the application is successful, will be used as part of the first months rent. The holding fee would only be non-refundable if the tenant withdraws from the property for any reason, provides false information on the application / reference form or fails the Right to Rent check.
The landlord, to fulfil his obligations under the Right To Rent legislation and to comply with the Immigration Act 2014 (Part 3, Chapter 1) and the Immigration (Hotel Records) Order 1972 is required to check the immigration status of all persons wishing to rent in the UK. As such you will be required to present your documentation to our offices for verification.
Before moving in to a property, the balancing payment of the first months rent and deposit must be made by bank transfer, debit or credit card. Funds must be cleared before keys are released.
If in any doubt as to what is included within the let (i.e. furniture, appliances etc.) you should seek further clarification prior to submitting your application.
You may be asked to provide a guarantor in some cases.

Details of the holding fee will be provided again within the application form which all applicants must complete and sign as standard.
