An Energy Performance Certificate (EPC) is intended to inform a potential purchaser or tenant about the energy performance of a building, so they can consider energy efficiency and fuel costs as part of their investment decision to buy or rent a property. The EPC will show an energy efficiency rating for the energy performance of a home from A to G, where A is very efficient and G is very inefficient.
The EPC is a compulsory document which a seller or landlord must by law provide within 7 days when putting their property on the market for sale or to let and a copy of the EPC must be included within all written particulars relating to the property.
Accompanying the energy efficiency rating is an environmental impact rating of the CO2 emissions relating to the property. A recommendation report forms part of the certificate and it provides information about a range of improvement measures which could improve the home's energy performance and reduce fuel costs.
From October 2012 The EPC will form part of the governements 'Green Deal' initiative which will provide home owners with the opportunity to apply for a government grant to implement energy efficiency improvements as outlined within the EPC.
