What are the benefits of this sales method?

Certainty – The buyer will have 4 weeks to view the property and download the legal pack to satisfy themselves with its contents before the auction date. At the end of the auction, a holding deposit is taken immediately from the successful bidder and a legally binding contract is formed between buyer and seller.

  • Price – The Guide Price is set at an attractive figure to gain as much demand as possible for the lot. Buyers then bid on a pre-set date within a 24 hour window.
  • Speed - The entire process from instruction to completion can range from 6-8 weeks.
  • Transparency – You can watch the auction live, giving you assurances that we have obtained the best possible price for your property.

What is the selling process?

Appraisal

Bramleys provide an initial, no obligation valuation on your property that will allow us to assess whether we feel that auction is the best method of sale to achieve the best possible price. At this stage, we will recommend a guide price and outline our marketing strategy, together with agreeing the reserve price.

Proof of ID

Under the Anti-Money Laundering Regulations, we require two forms of valid identification from each legal owner. We will discuss this with you at the marketing stage.

Dates

Once the legal packs are made available, we can then set your auction dates. Buyers will be required to bid for the lot on our website within a 24 hour bidding window.

Marketing

The property will be marketed for 4 weeks prior to the set auction date. Bramleys will conduct viewings where requested and use extensive marketing strategies for your lot. Buyers will be invited to register to bid on our website and review the legal packs.

Bidding day

Registered buyers will place their bids forward, we usually find the most activity in the last half an hour of the auction.

Deposit

On the fall of the hammer, the property exchanges contracts and Bramleys take the deposit from the successful buyer together with the buyers premium.

Completion

Completion should take place within 28 days after exchange of contracts.
