Case study 1

7 St Georges Square, Huddersfield, HD1 1LA

Bramleys have managed this town centre multi-occupied office building for a number of years. The building is divided into multiple office suites and generates in the region of £60,000 per annum. In addition to collecting the rents and dealing with tenant queries, because the building is multi-occupied, the Landlord retains responsibility for repair and maintenance to the structure and communal areas. As managing agents, Bramleys deal with the management of this on behalf of the Landlord, including administering the service charge which amounts to around £25,000 per annum.

4a & 4b Victoria Road, Sowerby Bridge

4a & 4b Victoria Road, Sowerby Bridge comprise of 2 separate buildings which are within the same ownership. 4a provides a two-storey building occupied by a pharmacy and 4b is a single storey industrial unit. They have both been let on full repairing and insuring terms. Bramleys are instructed by the Landlords to collect rents and ensure the tenants are complying with their obligations to repair under the lease. This includes inspecting annually and reporting to the client on the condition of the building and notifying the tenants of the works they need to complete. Bramleys also ensure that rent review and lease renewal notice periods are achieved.

101 Lidget Street, Lindley, Huddersfield is a ground floor retail unit in Lindley village centre. Bramleys arrange for rents to be collected and accounted for to the Landlord in addition to inspecting regularly to ensure the tenant is complying with their obligations to repair and that any works the Landlord is responsible to undertake are done so promptly and cost effectively.

21/22 Saturday Market Place, Beverley

This property is managed on behalf of a long-standing client, Summerwise Limited. It is occupied by Vanessa’s Deli under a 15-year lease. As part of the management, Bramleys collect rents quarterly and arrange for annual inspections. In addition, Bramleys implement rent review and lease renewals, once recommendations have been approved by the Landlord and handle any requests made by the tenant for alterations, provide advice to the client and instructing solicitors on their behalf where required.
