RICS Valuations for Help to Buy

If you’re repaying your Help to Buy equity loan, you’ll need a RICS valuation for Help to Buy to confirm the current market value of your home.

A Help to Buy valuation confirms the current market value of your property. This value is used to calculate how much you need to repay when redeeming or staircasing your Help to Buy equity loan.

Because your repayment is based on today’s value (not the original purchase price) Homes England requires an independent, RICS-compliant valuation.

The valuation must be completed by a surveyor registered with the Royal Institution of Chartered Surveyors (RICS) and follow strict criteria set by Homes England.

If the valuation does not meet these requirements, it may be rejected and you may need to pay for a new report.

Your RICS Help to Buy valuation must be completed by a surveyor who is:

  • RICS qualified and RICS registered

  • A RICS member or fellow (MRICS or FRICS) (required for Help to Buy Equity Loan 2021–2023)

  • Not related to, or personally known by, you

Choosing a non-qualified surveyor is one of the most common reasons Help to Buy valuations are rejected. 

REQUEST A HELP TO BUY VALUTATION

 

What your Help to Buy house valuation must include

To be valid, your Help to Buy house valuation must:

  • Include an internal inspection of the property

  • Provide at least three comparable property sales from the last 12 months

    - Comparable properties must be similar in type, size, and age
    -Located within two miles of your home

  • Include clear market commentary explaining how the comparable sales support the valuation figure

  • Be signed and dated on company headed paper

  • Be addressed to Homes England

  • Be supplied as a non-editable PDF valuation report

The valuation is valid for three months from the inspection date and must be submitted within five days. 

If your Help to Buy valuation expires before repayment is completed, you must contact your surveyor within two weeks of the expiry date.

You may be able to request:

1-month RICS valuation extension

  • Issued by the same RICS surveyor

  • Addressed to Homes England

  • Supplied as a non-editable PDF

3-month RICS desktop valuation

  • Completed within two weeks of expiry

  • Carried out by the same surveyor

  • Includes updated comparable evidence

If these deadlines are missed, a new Help to Buy house valuation will be required.

Specialist RICS Help to Buy valuations

Some properties require a specialist Help to Buy valuation, particularly if there are factors that could affect value, such as:

  • External cladding

  • Planning permission breaches

  • Unusual construction or non-standard materials
