Meet Team Bramleys: Alex McNeil Commercial & Residential Valuer

Meet Team Bramleys: Alex McNeil Commercial & Residential Valuer
3rd October 2017

Alex McNeil.

Job title:

Commercial and Residential Valuer.

Time with Team Bramleys?

29 years, 6 months, 4 weeks and 2 days!

Previous Life:

What’s the best thing about being a commercial valuer?

The opportunity of inspecting the region's heritage, exploring textile mills and engineering works, seeing first-hand the many skilled and varied entrepreneurs within the region that produce the most amazing products.

And the worst?

Having to compile long analytical reports.

Describe a typical day in the office:

Arrive at the office at 8:00 am and deal with any overnight emails. Prepare files for the day's inspections and continue dictating any ongoing reports. Leaving the office at 9:30 am with an average drive of half an hour to an hour to the first inspection, usually, around 10:30 am.

Inspect second property between 1:00 pm and 2:00 pm and usually return to the office between 3:00 pm and 4:00 pm. Respond to the day's emails and any telephone messages, read the days post and sign any reports that are ready to be dispatched and start to prepare for the preparation of the reports for the properties that have been inspected on that day.

Leave office at 5:30 pm and 2-3 nights a week will dictate reports for between 1-2 hours.

What’s the best piece of advice you could give to a commercial landlord?

Research tenant covenant strength and pursue a mix of both yield and long-term capital growth as opposed to chasing apparently high yields.

What's the most unusual property you have ever let or sold?

The most unusual property that I have valued is a maggot farm. There are many unusual commercial premises, including a dry-dock yard for barges, firing ranges, funeral homes, cricket and bowling clubs etc. It's a pretty varied job!

What one thing would you like to do to improve your own home:

Ban people from parking across my driveway.

What’s your favourite thing in your home?

The ambience.

If money was no object where would you live and what type of property would you have?

Converted maggot farm.

On your day off you can be found...

Pursuing solitude on the Pennine moors with Jess the border-collie.
