Sizzling Sales Tips For Selling In The Summer Season

There is no doubt about it, the kids break up, the sun is out, you're gearing up to get away. Having your house on the market in the summer months is just well inconvenient, but flip your thinking and it is actually a great time of year to sell.

Lighter evenings and a feel good air to the summer months means buyers can view after work more easily and it is scientifically proven we are happier in the warmer months. Your viewers aren't going to arrive cold or wet, or have to battle through extreme weather to get to you and they can find your home more easily as house numbers are clearly visible.

Homes and gardens generally look nicer when the sun is out, gardens are actually viewed as an extension to your living accommodation, and it's easier to keep windows, and carpets clean. No muddy shoes treading through either, what a relief.

Stock levels are generally lower at this time of year which means you have less competition to find a buyer and when the sun shines these simple tips for summer marketing will definitely help your home sell.

Think 1st impressions, especially if you are jetting off. Trim the lawns, tidy flowerbeds and hedges, buy a few hanging baskets for instant colour, give the front door a lick of paint.  

Make sure your garden furniture is out and showing off the space to its maximum potential. Let your buyer imagine sitting in the sunshine. Make sure if you have a dog you have cleared up after them. Tidy the kids small garden toys away. Less clutter is always good. If you have a rotary washing line, collapse it so its not the 1st thing a viewer sees in your garden.

If you are going to be away make sure you have left a key with your estate agent and emptied the bins, fridge and fruit bowl to stop any smells. A good agent will always pick up your mail from the doormat before a viewing and never disclose that you are away. Make sure you tell someone you trust your plans so they can keep an eye on your home for you.

Make sure the house is clean, change the beds and leave some air fresheners or scented candles in rooms. This will create nice smells for a viewer or some fresh flowers if you are in residence. Lilies or Roses give off a fantastic scent and are inexpensive from the Supermarket.

If it's a hot day and you have viewers coming, they are sure to appreciate a cold drink. a little bit of Yorkshire hospitality goes a long way!
